Quite a bit. The median home price in the East Valley is 40-60% less than comparable areas in Southern California. Property taxes, groceries, and gas are all lower. A lot of California transplants are genuinely surprised how much further their money goes.

Expect $200-250/month for a typical single-family home. Summer electric bills are higher (AC runs constantly), but winter bills are very low. Solar panels are popular and can reduce costs significantly.

Excellent. No state tax on Social Security, low property taxes, flat 2.5% income tax, and no estate tax. Combined with lower housing costs and year-round outdoor living, Arizona is one of the most financially attractive states for retirement.

San Tan Valley and Mesa offer the most affordable entry points, with median prices in the low $400Ks. You get more lot size and newer construction for your dollar compared to Gilbert or Chandler.

The Arizona market has stabilized after the rapid growth of 2020-2022. The East Valley remains desirable with steady appreciation, but the days of 20% annual gains are behind us. It's a healthier, more sustainable market for buyers.
